After completing your reservation call, you will be requested to immediately mail in your advance deposit amount (50% of the total balance due...excluding tax) in order to validate your reservation request. Check or money order are accepted. Make check or money order payable to MIKE KARNATH. 2. Your advance deposit check must be received within ten (10) days from the date your reservation was made or it will automatically be cancelled without notification. 3. Cancellation made by a customer: Cancellations made more than thirty (30) days prior to date of arrival shall be subject to a $50 administrative charge. The balance of your deposit will be refunded. Cancellations made thirty (30) days or less prior to date of arrival will result in forfeiture of your advance 50% deposit. 4. Request for change of reservation dates: Changes made more than thirty (30) days prior to date of arrival may be subject to a $50 administrative charge. Changes requested thirty (30) days or less prior to date of arrival are considered cancellations and will result in forfeiture of your advance 50% deposit. 5. Payment of entire balance must be received before date of arrival. Check or money order are accepted. 6. You may register at the Welcome Center anytime after 9 AM (day of arrival). However, occupancy of the unit cannot be assured until 5 PM on day of arrival. (The unit may not be occupied until it has been reported as clean by the unit's housekeeping service.) 7. A room key deposit is required upon check-in ($5 per key). Your key deposit is only refundable if check-out is accomplished by posted time. (By no means do we want you to leave, but the 11 AM check-out time must be kept to assure arriving guests a timely check-in.) 8. Failure to check-out by 11 AM will result in forfeiture of key deposit and, in addition, a "late check-out fee" will be assessed. 9. Refund adjustments: Refunds or adjustments will not be given as a result of factors over which the owner has no control, i.e. weather, adverse climatic conditions, and/or early check-out. 10. Housekeeping service: Towel exchange and trash removal offered only during the middle of any stay which is 4 nights or longer. No other housekeeping services will be performed during stay. 11. Please no pets allowed. Nearest kennel 50 miles. 12. All guests will be held responsible for any damage to the unit during stay.
